Standard Operating Procedures when working with a buyer.

1. Prior to working with any buyer (he/she/they) the agent from Landmark Realty must present the prospective buyer:
– an Agency Disclosure form with a detailed explanation of who we represent at the time of the showing.
-a Fair Housing Form that they fully understand their rights
-any current notification forms required by the government, such as COVID-19 as long as they are in effect.

2. Verification of Identification – The prospective buyer is not required to present identification to view a home. If the prospective buyer wishes to submit an offer verification of identification will be required at that time.

3. Buyer Agreement – A prospective buyer is not required to enter into a buyer’s agreement to retain our services or to submit an offer. We usually accept the commission being paid by the sellers of the home. If, however, a prospective buyer desires to enter into an exclusive working relationship with one of our agents, then a buyers agreement will be presented with an agreed commission to be paid minus any commission paid by the sellers.

4. Pre-Approval of Mortgage – The prospective buyer should obtain a pre-approval from a certified lending institution or licensed mortgage broker of their choice based on review of credit, preferably before viewing a home but definitely required prior to submitting an offer.
